The Esperanza at Wild Orchid is a third project in a series of "Esperanza" projects, built by SRG Development Holdings. The other projects include the Esperanza at Queenston and the Esperanza at Kieth Harrow. This complex will be identical to the one at Kieth Harrow - and will contains 330 units.
The apartment community will be located near the corner of Barker Cypress and Morton Roads, on the east and north corner of this intersection. The application for approving the plat was made in June 2023. Updated applications for development were posted in October 2024 - and land has been cleared. This development will be 4-story garden-style, with a clubhouse and community center. Prose Barker Cypress is part of Alliance's "Prose" brand. According to a company spokesman, the Prose brand achieves attainable rental rates by eliminating some of the lavish amenities and upscale features in the common area. "Our focus here is on attainable housing, emphasizing quality construction and finishes, and practical amenities."
This development, located at 3802 Barker Cypress Road, will start was registered with the Texas Department of Licensing & Regulation (https://www.houstonarchitecture.com/topic/54497-prose-barker-cypress-3802-barker-cypress-rd/) in October 2024, and is expected to start construction in February 2025. Construction should be completed in early 2027. The project contains 330 units.
Radiance Luxury Living is luxury apartment community, coupled with retail establishments on the first floor of the complex. The residential/commercial community is located at 18430 Morton Road, near Barker Cypress Road.
Construction has moved slowly with a change in ownership last year - but developers expect construction to be completed in 2025. There will be 126 apartment units on Floors 2-4, and commercial leasing on the first floor (https://www.forrent.com/tx/houston/radiance-luxury-living/8e5erj1).
Palladium USA has broken ground on Palladium Park Row Katy Living, a $33 million affordable housing project that will feature 93 units in one-, two- and three-bedroom layouts.
Palladium expects to deliver the first units in December 2025. Palladium is developing the property in a public-private partnership with the Harris County Housing Finance Corp Financing sources for the project include $15 million of 9 percent housing tax credits from the Texas Department of Housing and Community Affairs; $13.3 million of equity and $12 million of long-term debt from PNC Bank; and $5 million of ARPA funding from Harris County.
A project address has not yet been published. The project is located on the northwest corner of Park Row and Greenhouse Road.
Pelican Builders plans an approximate 300 unit community of rental apartments. This community will feature air conditioned corridors, elevators, tuck under garages and a more curated and elevated design aesthetic.
One courtyard will feature a pool while the other will create a live oak shaded space, akin to a beer garden or festive outdoor gravel patio with party lighting.
The project will be constructed at the property previously acquired by Resia to build its second high-rise apartment project - at 1722 Greenhouse Road. It is expected to be delivered in late 2025.
OHT Partners, an Austin-based developer, has completed the first phase of the Lenox Katy Creek apartments, built on the site previously owned by Houston Community College on Foxlake Drive. The initial phase contains 400 units, and the second phase is expected to be of similar size.
This development offers a range of amenities, including resort-style pools, a pickleball court, a dog park, and a fitness center. We do not have an estimate of when Phase II will begin construction.
