The Esperanza at Barker Cypress is a third project in a series of "Esperanza" projects, built by Environmental Allies, an erosion control service provider in Houston. The other projects include the Esperanza at Queenston and the Esperanza at Kieth Harrow. This complex will be identical to the one at Kieth Harrow, but it is being built on twice the acreage of land, so we are guessing there will be twice the number of units - or about 550 units.
The apartment community will be located near the corner of Barker Cypress and Morton Roads, on the east and north corner of this intersection. The application for approving the plat was made in June 2023 and remains in that process.
The "Ivy Point" brand has been developed by Pinpoint Commercial for 55+ adults. There are five other projects in Houston. We do not yet have a rendering of the Ivy Point Greenhouse. The image is from the Ivy Point Cypress development.
Typically, these apartments are built with 140 units and are four stories high.
The project will be located on Ashley Road, between the Oak Ridge Park neighborhood and Mayde Creek Junior High.
OHT Partners, an Austin-based developer, has broken ground on the site previously owned by Houston Community College on Foxlake Drive. There are 2 phases to the project, each containing 400 units.
Phase I's groundbreaking started in the fourth quarter of 2022, and first units are expected to be available in at the beginning of 2024. This development will offer a range of amenities, including resort-style pools, a pickleball court, a dog park, and a fitness center. We do not have an estimate of when Phase II will begin construction.
The project address is 1550 Foxlake Drive. The total acreage of the property is over 30 acres.
Radiance Luxury Living is luxury apartment community, coupled with retail establishments on the first floor of the complex. The residential/commercial community is located at 18430 Morton Road, near Barker Cypress Road.
We are not sure of the status of this project. There was some staging of materials for construction but activity has waned.
This development will be 4-story garden-style, with a clubhouse and community center. Prose Merchants Way is part of Alliance's "Prose" brand. According to a company spokeman, the Prose brand achieves attainable rental rates by eliminating some of the lavish amenities and upscale features in the common area. "Our focus here is on attainable housing, emphasizing quality construction and finishes, and practical amenities."
This development, located at 22540 Merchants Way, started construction in October 2022 and is expected to be completed in September 2024. It is located just south of the Luxe at Katy Apartments on Colonial Parkway.
Wan Bridge, a "build-to-rent" developer based in Houston is building a gated community called the Enclave at Mason Creek, Build-for-rent homes are newly constructed properties that are built expressly for the purpose of renting. The homes are typically owned and leased by a single property owner who maintains the neighborhood and is responsible for any needed repairs.
The project is located at 21455 Merchants Way and includes 138 townhomes for rent starting in 2023. The project is currently under construction.
The Vic at Park Row is a multifamily housing in Houston, Texas. The project comprises 363-units in a garden-style layout with 4 floors. Construction started in January 2022 and is expected to be completed by September 2023.
The Vic at Park Row is located at 18210 Park Row, across the street from Texas Children's Hospital. The Vic at Park Row will feature 363 units across two four-story buildings, with one-, two- or three-bedroom options. Amenities include a podcast studio, bowling alley, and 5,000-square-foot fitness center.
The Everson is located at 2603 North Fry Road, between McRoberts Elementary to its north - and South Mayde Creek to its south - and includes 300 units. It markets itself as Katy's "newest and most impeccably designed luxury apartment community." Amenities include EV stations, a dog park, grilling states, elevator access, covered parking, and a 24-hr secured package pick-up service.
The new complex is comprised of 300 apartment units, consisting of two 4-story buildings. It is located to the south of the Stephens Elementary School next to South Mayde Creek at Fry Road.
It is currently in the pre-leasing stage, which means the project is essentially complete. However, the grounds have not yet been landscaped, and appears that office buildings are planned to be built on the developer's property.
Resia Ten Oaks is a proposed multifamily housing in Houston, Texas. The project comprises 576-units with a 5 level parking garage, a clubhouse, fitness center, and pool. Resia Ten Oaks is expected to break ground in May 2022 and will be open to residents in February 2024.
Resia Ten Oaks is located at 18036 Park Row, across the street from Texas Children's Hospital.
Forresta Village is a Resia development and will be located at 1722 Greenhouse Road, just west of the Houston Methodist Hospital Complex and south of Park Row. The project includes nine 6-story buildings - 7 "Type 1" (fire resistant) buildings and 2 "Type 2" (non-combustible) buildings. It will have 696 units in total.
There is little information on this project. There is a sign at the site, but the start date for construction is not known. The developer lists it as an "upcoming" project on its website.
Forresta Village is a Resia development and will be located at 1722 Greenhouse Road, just west of the Houston Methodist Hospital Complex and south of Park Row.
Developer Sueba USA plans to build San Paseo, a four-story midrise development that will include 272 apartment homes and 20 two-story townhomes with attached garages. Apartment homes will range from 496-2,088 square feet. Three open-concept townhouse plans range from 2,387-2,577 square feet.
The project is located at 1724 Partnership Way, off the Grand Parkway The San Paseo apartment community and adjacent townhomes will be managed by Southhampton Management Inc., an affiliate of Sueba USA. Pre-leasing is expected to start in March 2024.
